This "super-sized" site is a combination of two adjacent properties, being marketed, planned and sold jointly by their respective owners. The western 47 acres is owned by the Port of Chehalis, a public port district in Washington State. The eastern 68 acres is owned by Puget Western, Inc. Together all the parcels total 115 acres gross, with net buildable area dependent on the plans of the end user and their preferred method of wetland fill mitigation. The Port of Chehalis has received a Regional General Permit for wetland fill from the US Army Corps of Engineers, and has already constructed a wetland mitigation facility.

This property is priced for sale at $3.50/SF, and the long term ground lease price would be negotiable depending on terms.

This site is located just 1.5 miles from the I-5 LaBree Interchange, exit 74, which was constructed in 2009. It is served by a short, direct connection on Maurin Rd and Rush Rd.

The Port of Chehalis rail network serves the industrial park, and the nearest rail spur is one half mile away from this site. If an end user needed rail, the rail could be extended to this site through adjacent port-owned property for an additional cost.

This site has water and sewer services to the site provided by the City of Chehalis, with a 12" water line and 10" sewer line serving the property. Electricity is provided by the Lewis Public Utility District, which has some of the lowest power rates in Western Washington. Rainier Connect provides telecommunications, with high speed fiber lines serving the site. Puget Sound Energy provides natural gas for regular industrial use. For extremely large scale natural gas users such as refineries and power plants, the Williams Northwest Pipeline is located nearby and can be connected to, as the Chehalis Power natural gas power plant has already done.

Both property owners have real estate broker representation.
